Boutique London developer Aitch Group has reported a staggeringly successful first three months of 2021 with two of their flagship residential schemes, Eagle Wharf Road and WM E8, selling out for more than a combined £50 million of sales. In addition, 50 per cent of warehouse apartments in their canal-side, mixed-use development Empress Works have been snapped up in a mere few months.
The sell-out quarter comes despite the third national lockdown and even before the Prime Minister announced his roadmap which set out the gradually easing restrictions last month. The flurry of residential sales reflects the resilience of young buyers and families and their unwavering commitment to London, according to Aitch Group.
Chelsea Reynolds, Director at Aitch Group, says: “The story of the exodus of London over the course of the pandemic has been wildly overblown. There has been some movement by families looking to the outer areas for more space but there has also been a swell of activity by young buyers who chose city life and all that comes with it, as our results clearly demonstrate.”
“Our two flagship schemes in vibrant East London have now sold out reflecting the unwavering will of young buyers and families to focus on their future. If anything these uncertain times have motivated them to put down urban roots,” she continues.
The remaining few apartments at the Eagle Wharf Road development in Hoxton, next to Shoreditch Park, sold in the lockdown owing to the design, finish and location. Such success was also a result of Aitch Group’s pledge to match the Government’s Stamp Duty saving. This means those final few purchasers, who were already saving £15,000 on their apartment – thanks to the Treasury – really saved £30,000 – thanks to Aitch Group.
The new residents of Eagle Wharf Road are mostly young professionals who work in the City due to its location, which is walkable to Liverpool Street and the historic banking district beyond. The sales of the building total £28 million and the most popular apartments were two-bedroom homes.
The stylish interiors were also a draw to these fashion-conscious buyers. The apartments boast high-quality specification, with Nobilia kitchen, Bauhaus bathrooms and Sonos audio systems.
The luxurious interiors were created by Studio Iro, an interior design company who focused on natural materials, a muted colour palette and contemporary art and furniture.
All the apartments at Eagle Wharf Road have timber flooring throughout the hallways, living rooms, kitchens, dining rooms and bedrooms, with large critall windows creating a warehouse-style atmosphere. Contemporary black nickel switches, sockets and door ironmongery complement both apartment’s painted walls and ceilings.
Residents of Eagle Wharf Road will benefit from the rich mix of history, culture, tech and creativity that Hoxton has to offer. One of London’s most vibrant neighbourhoods, Hoxton is home to a wonderful mix of start-ups, street artists, FinTech entrepreneurs and financiers, with Shoreditch, Dalston and De Beauvoir Town moments away. Hoxton has an array of bars, restaurants and museums for residents to enjoy.
Eagle Wharf Road also provides excellent transport links, with residents a 14-minute walk from Old Street station and Angel station, an 18-minute walk from Hoxton station, a 25 -minute walk from Moorgate station and a 27-minute walk from Liverpool Street station.
WM E8, an elegant six-storey corner scheme which sits proudly on Regent’s Canal, also sold out this month. Total sales of the building amounted to £27 million and the buyers have tended to be people with a deep love for Regent’s Canal and Broadway Market.
Voguish apartments at Empress Works, a boutique warehouse-style live-work development on the canal, were launched in the autumn and are already 50 per cent sold. The 50 one-, two- and three-bedroom apartments and five heritage cottages have flown off the market. The building is shaped around a cobbled courtyard with outside seating while the three roof terraces are the sociable pinnacle of the complex.
There is a concierge on site and a gym. On the ground floor there are boutique offices, studios and creative work spaces which bring a buzz to the area.
Residents and employees at Empress Works will get to enjoy the Bethnal Green scene including the ever-popular Broadway Market that has been trading fresh produce for centuries but closed after the Second World War. It reopened after a 25-year long battle by campaigners and is now one of the busiest foodie hubs in the capital.
