‘Demolition work starts to pave the way for phase two of Legacy Wharf in Stratford
Bellway London has started demolition work to pave the way for the construction of phase two of its Legacy Wharf development, which is part of the ongoing regeneration of Stratford.
The work comes after planning permission to build 196 new homes, on a site off Cooks Road, was granted by London Legacy Development Corporation in November 2022.
The second phase of Legacy Wharf, which follows the provision of 196 homes within the now completed and sold-out first phase, will deliver a further 129 new homes for private sale and 67 affordable properties available for local people through rent or shared ownership.
John Haggerstone, Construction Director at Bellway London, said: “The beginning of this demolition work at Legacy Wharf marks the next significant stage in the ongoing transformation of this site.
“We will be pulling down the existing buildings on the land, which was previously a builder’s yard and ancillary offices, and replacing them with stylish, modern apartment blocks, arranged around a central podium garden.
“Once demolition is complete, we will press on with the construction programme which should see us in the position to complete the first homes by the end of 2025. These new residents will be able to live in a vibrant new community which is being created to help seal the area’s Olympic legacy.

Legacy Wharf is located within the regeneration zone on a former industrial site, which first came into focus ahead of the 2012 Olympic Games
The development is designed to feature a contemporary courtyard layout, centred around a communal podium garden with commercial units on the ground floor. The apartment blocks will vary in height from five to nine storeys, with further open space on a fifth-floor terrace.
The development will be car-free, with the exception of required blue badge spaces, while there will be cycle spaces provided for residents.
