Kent Housebuilder Offers Path to Home Ownership at Aylesham Park
According to Kent Live, research shows the cost of renting has increased by almost a fifth in the past year, with areas such as Dover experiencing an 8.7% rent increase since February 2024. The area has seen the fourth biggest increase of rents in Kent behind Folkestone & Hythe, Shepway and Thanet.
This spring, to boost home ownership options in Whitfield, housebuilder Barratt Homes is launching a new three-bedroom show home at its Aylesham Park development in Aylesham. The unveiling coincides with the release of 32 new two-bedroom and three-bedroom houses available to reserve off-plan in April, with the first set of residents to move in by June and with prices from £239,995. This boost to Aylesham’s housing stock will see better availability of homes to local residents and beyond, for first time buyers and growing families needing extra space. With a range of homes available, Aylesham residents will be looking to escape the rental price hikes in the area and buy outright where prices have remained relatively stable according to property portal Rightmove boosting affordability opportunities.
Ideal for local families and young professionals, ‘The Moresby’ show home boasts a modern open plan kitchen and dining area, with French doors that lead to the garden and a lounge room on the ground floor. On the first floor, The Moresby features a generously sized main bedroom accompanied with an en-suite, as well as a second double bedroom, a family bathroom and a single bedroom – perfect to convert into an at home office or those looking to work from home.
Natalie Perry, Sales and Marketing Director at Barratt Kent, comments, “First time buyers in the South East have seen the cost of getting onto the property ladder increase by 11% since 2020 alone, so we are proud to provide a fresh set of new homes to those in Dover and beyond, amidst spiralling rent prices too. Having already had great success launching new homes at our Aylesham Village site previously, we are hoping to attract a wide range of local buyers from those looking to get onto the property ladder, to families from further afield looking to Aylesham as a desirable area to put down their roots.
“Last year, we launched a part-buy-part-rent at Aylesham in partnership with Home Reach, with aims to provide an alternative low-cost route to homeownership. These homes saw a great response from buyers with the site now 80% just months after launching whilst helping to tackle increasing loan to value mortgage requirements and stricter lending criteria. This cements Barratt Kent’s commitment to helping buyers with posing challenges surrounding affordability in the housing market.”
All homes at Aylesham also come with heightened energy efficiency as standard, but we also offer our Deposit Unlock scheme which allows buyers to purchase with just a 5% deposit, and most recently, we have launched the ‘Own New – Rate Reducer’ mortgage product, where Barratt Homes could contribute up to 3 to 5% and will see buyers have reduced monthly mortgage repayments for the first 2-5 years.
On the wider Aylesham development, all 32 homes will be built to Part L standards which ensures all new buildings in England are built to a standard to maximise energy performance. This means homes at Aylesham Park will be up to 64% more energy efficient than the average Victorian home, saving prospective buyers up to £2,000 per year.
Aylesham Park is home to a small number of shops, post office, leisure centre, health centre and supermarket. Excellent transport links include quick access to the A2 via A260 in six minutes as well as the M2 within 26 minutes. Aylesham itself offers a close-knit community made up of several churches, a library and two primary schools perfect for families: St Joseph’s Catholic Primary School and Aylesham Primary School.
Prices at Barratt Homes @ Aylesham start from £239,995 for two-bedroom home.
