Newmanor Law seals the deal in record time

Specialist Real Estate law firm, Newmanor Law, recently advised new client Verhoek Europe on a 10-year lease for a new 69,295 sq. ft logistics and warehouse facility in Essex, their first venture into the UK as the company prepares to support its clients post-Brexit.

For this large international logistics and warehousing business based in the Netherlands, it was essential to take advice from a specialist real estate law firm like Newmanor Law who could undertake the necessary due diligence and negotiations in under four weeks.

Karen Mason co-founding partner of Newmanor Law commented: “To ensure Verhoek were in place and open for UK business on Jan 1, we had to act quickly and squeeze what most law firms would take three months to do into a tight four-week window. We were so pleased to hit the deadline set by the client.”

“It is satisfying when your reputation brings new clients to your door, but when the deadline is tight and you still need to understand the client’s objectives and their business as a whole, it is even more gratifying to get a good deal done for them, on time and to budget.”

“Given we offer our clients a fixed-fee service, it is our commitment to leveraging the latest technology and our efficient processes that allow us to resolve complex transactions in a short period of time, which benefits both Newmanor Law and our clients.”

“Verhoek Europe were introduced to us in October and we were instructed on 30 October, then exchanged and completed on 27 November, which was quick, especially given the size of the new logistics and warehousing unit.”

“We believe our understanding of the market and our sole focus on real estate and financing, combined with our flexible fixed fee pricing is the future for real estate law firms if they want to build the strong relationships that lead to repeat business.”

Edmund Barnes, associate at Newmanor Law commented: “Negotiating the heads of terms, carrying out the due diligence on the unit and completing the licence to carry out works and lease with a full set of warranties in under four weeks shows our ability to get things done quickly. It is a pleasure working with Verhoek Europe and we are looking forward to the next transaction.”

The new 69,295 sq. ft warehouse and logistics unit now being fitted out by Verhoek Europe at Icon Harlow, sits within the established London-Stansted-Cambridge corridor, conveniently located just 30 miles north of central London and nine miles from the M25.

A Verhoek Europe spokesperson said: “The UK left the EU on Jan 1 and this move to open our thirteenth facility across Europe ensures continuity of supply for our customers, moving goods into and out of the continent.

“Our first such lease agreement in the UK meant finding a specialist real estate law firm to not only advise on this deal, but also to work closely with us, recognizing the opportunity to grow together.

“I’m pleased to say, Newmanor Law are that firm. They took the time to get to know us and got everything done to hit our deadline. Karen and her team worked with us on the pricing, offering a fixed fee which instils confidence they will be quick and efficient.

“Despite the ink barely being dry on this contract, Newmanor Law are supporting our efforts to agree a lease on an additional facility in the North of England, to help us meet growing demand now that the UK has left the EU.”
