Wetherell reports that a private front door is a top priority for home-seekers
Following the current COVID-19 lockdown restrictions, leading estate agency Wetherell reports that a private front door is a top priority for home-seekers, revealing there is a premium of up to 10% for properties with their own private entrances. Evoking the old Mayfair of the nineteenth-century with a grand private entrance, Wetherell are launching a luxury three-bedroom maisonette at 18 Curzon Street for discerning home-seekers.
Wetherell reports that recent enquiries from both buyers and tenants are focused on the privacy and security of a private front entrance, in turn giving these homes a price premium. In recent years, the ultra-prime mixed-use developments have appealed to Mayfair buyers, with residents-only access to world-class amenities a top priority. However, since the COVID-19 pandemic, home-seekers are increasingly wanting to control their home environment, and a private entrance and hallway that is not shared with another household is now the priority, leading to a rise in popularity for Mayfair’s traditional townhouses and maisonettes.
Recently, Wetherell successfully sold 76 Park Street, one of the oldest original Georgian townhouses in Mayfair, with a guide asking price of £5,500,000. The buyers were drawn to the privacy of their own townhouse and the assurance of their own private entrance.
Located within a smart Georgian brick building, the 18 Curzon Street maisonette has an imposing double-door and stone steps entrance from street level, with the property located over raised ground and lower-ground floors and a private patio to the rear. The property is offered either for rental, at £3,250 per week, or for sale at £5,250,000.
The property is finished to an immaculate standard throughout, with original coving details and hardwood floors giving a refined finish. Upon entering the property, there is a bright entrance hall leading to a study, with double doors opening onto the elegant drawing room with lofty ceilings and sash windows.
There is a large open-plan kitchen and dining room with fully integrated Gaggenau appliances and sleek marble-effect island, a fantastic space for entertaining. There is also a separate kitchen and utility room with further integrated appliances and ample storage, and guest cloakroom.
The lower-ground floor provides three stylish bedrooms: the principal bedroom suite, with adjoining walk-in dressing room with bespoke shelving and en suite shower room, as well as two further guest bedrooms which share a contemporary family bathroom.
Peter Wetherell, Chief Executive of Wetherell says: “Since the COVID-19 pandemic began affecting our everyday lives, we have seen a resurgence in buyers keen for properties with their own front doors. A private entrance gives security, privacy and peace of mind for residents and it has become an incredibly desirable feature for any home. Having your own imposing front steps and elegant front door gives the impression of arriving in the old Mayfair of 19th century. Although every property is different, given the significant demand for front doors, we estimate this could put a premium of up to 10% on the property’s value. We are delighted to launch 18 Curzon Street to the market, available to purchase or let, for those that want an elegant Mayfair home with their own front door.”
