Allsop releases largest commercial auction catalogue in 3 years

Allsop, the leading property consultancy and the UK’s largest property auction house, has released its largest September commercial auction catalogue since 2022, featuring 185 lots ranging in size from £5,000 to £3m+.

The catalogue includes 43 lots guided at or above £1 million with the largest being a freehold multi-let office investment in Bromley, with residential planning permission, which is guided at £3m – £3.25m. In Sheffield, the Grade II listed former headquarters of the Sheffield Telegraph and Star is being offered with a guide price of £2.25m+ and comprises a supermarket, three shops and offices above, together with eight flats let on long leases.

At East Midlands Airport, a package of six ground rents, let to tenants including Tui & Ryanair together with the airport’s fire station, and an office investment are being offered on behalf of a major UK fund manager with guide prices ranging from £5,000 to £1m+.

As with previous auctions, a significant proportion of lots (77) are located in London and the South East. These include a freehold industrial estate in Wimbledon comprising four units on a site of approximately 0.227 ha (0.56 acres), while a shop and four-bedroom maisonette on Kensington Park Road in Notting Hill is guided at £1.9m – £2m and will be of interest to those seeking prime locations.

Despite the challenging macroeconomic environment and persistent uncertainty, Allsop has sold 307 commercial lots worth a combined £201m since the start of the year, with an average success rate of 86%.

Lot 38 – Sheffield, Yorkshire – a well-located freehold city centre Grade II listed building comprising a supermarket, three shops with offices and eight flats above let on long lease, guided at £2.25m+
East Midlands Airport Portfolio – a portfolio of six ground rents and an office investment at East Midlands Airport with guide prices ranging from £5,000 to £1m
Lot 28 – Wimbledon, London – a multi-let industrial estate comprising four units on 0.56-acre site, within an established South West London industrial location. Current total rents of £197,000 p.a. and guided at £2.4m – £2.5m (8.2% GIY)
Lot 17 – Notting Hill, London – a well-located shop and four-bedroom maisonette in an affluent West London district guided at £1.9m – £2m (5% GIY)
