VOZA TARGET FURTHER GROWTH FOLLOWING RECORD YEAR

VOZA has outperformed expectations in 2022, which saw a string of completions of boutique projects in prime central London sold ahead of programme for a combined value of c.£5 million.

Specialising in managing development projects from start to finish, VOZA focuses on transforming dilapidated spaces in prime London locations using a design-led approach to create exceptional homes which maximise their value potential.

This process has seen VOZA deliver three stunning two-bedroom properties in Knightsbridge and Belgravia in 2022. Each property was individually tailored with finishes befitting of the space and appeal to potential buyers, whilst budgeted to maintain significant investment returns.

All three properties underwent a 9-month design and build programme, with one being sold off market, one sold within 7 weeks of marketing and the final apartment currently being marketed.

VOZA’s stringent development and delivery processes have now been further enhanced by the launch of VOZA Construction, which will provide an open book construction management service. The company will operate on a cost-plus basis or for a fixed monthly fee that will further improve the firm’s project delivery moving forward.

Starting the year on the front foot, the first project completed by VOZA in 2022 was 2 Kinnerton Place South, a lateral apartment on a quaint pedestrianised mews in Knightsbridge. Completely refurbished and restored, the property featured exposed beams, contemporary douglas fir timber flooring and internally pitched ceilings.

The project lifetime of the 797 sq. ft. two-bedroom apartment was 12 months, which sold after just 7 weeks on the open market, achieving a strong ROI for VOZA’s investment partners.

VOZA followed up their success at Kinnerton Place South with a quaint two-bedroom matchbox terraced home on Passmore Street, Belgravia, which was purchased in a state of disrepair and expertly repurposed, modernised and extended by VOZA’s in-house design team.

Originally built for the gardening staff of the Grosvenor Estate in 1860, the brick and stucco-fronted freehold house measured just under 900 sq. ft. and was completely reconfigured internally to provide fantastic open plan living spaces. VOZA secured an off-market sale of the home to a private investor, providing another excellent result for the firm and its investment partners.

The final project released in 2022 by VOZA was a stunning two-bedroom lateral apartment on Halkin Street, which was the first full scheme managed and delivered by VOZA Construction.

Benefitting from two private entrances and access to private communal gardens, the home on Halkin Street underwent an extensive renovation, with the internal layout expertly crafted to provide fantastic lateral living spaces, whist retaining the character and original features of the historic Georgian building.

Despite fairly turbulent market conditions we have been able to secure well above market value sales at all three projects, which has seen strong returns to our investment partners.

This year, VOZA is looking to expand its offering and take its knowledge and experience onto larger and more complex projects. Developments currently in the pipeline include the full interior architecture and development management of three sizeable apartments in Chelsea. VOZA will transform the unmodernised apartments, set within a grand mansion block, into contemporary homes that tastefully blend the original features with modern interior upgrades.

Two further projects in the pipeline include the full interior architecture, development and construction management of a prime lateral apartment in Chelsea, as well as a spectacular triplex flat in Marylebone, which requires a similar redevelopment brief.

VOZA are also actively sourcing new multi-unit projects across prime central London and key international locations, to add to its burgeoning portfolio.
