Comer Homes on Track to Complete 17,000 New Homes

Comer Homes, the UK’s placemaking developer, is in the midst of securing planning for multiple high-profile projects across the UK that will result in the delivery of over 5,000 new homes. In addition, the award-winning housebuilder will begin construction of a series of significant developments, whilst also establishing over 12,000 homes for zoning.

Within the firm’s growing portfolio is a collection of 21 sites located across London and the Home Counties, as well as the South East of England and Scotland. In total, Comer Homes’ current pipeline is set to deliver over 20,000 units, with an estimated GDV of c.£5 billion. Once fully delivered, which is estimated to take place across the next decade, the new homes constructed will have significant impact on alleviating the current housing crisis engulfing the UK.

Two of the most prominent schemes, currently going through the planning process are Royal Brunswick Park, a 45-acre site in North London, and the All Saints Pastoral Centre & Chapel, a historic former Anglican convent set on 58 acres of mature parkland in St. Albans.

Currently in the final stages of planning review by the local authority and the Mayor of London’s office, Royal Brunswick Park comprises over 2,400 new apartments and houses on the North London Business Park in New Southgate. Once planning approval is secured, Comer Homes is set to produce one of London’s largest mixed-use developments, which will feature a brand-new secondary school, gymnasium, and sports facilities, as well as multiple large public parks.

The All Saints Pastoral Centre & Chapel, a former Anglican convent dating back to the late 19th Century, which is set to be sensitively restored and converted into a collection of c.300 new homes, which also includes a selection of new-build blocks that will respect and enhance the period character and charm of the site.

An iconic presence in the local area, All Saints was designed in 1899 by Leonard Stokes in an exceptional Arts and Crafts neo-Tudor style, with the Gothic convent chapel, designed by Sir. Ninian Comper – regarded as one of the finest church architects of the 20th Century.

Experts in breathing life into notable historic buildings, one of Comer Homes’ flagship developments Royal Connaught Park recently received planning permission to convert a former chapel within the Grade II listed complex into two prime homes.

Further bolstering Comer’s new homes pipeline is a landmark project in Greater London that will be the developer’s largest to date and one of the biggest single development sites delivered in the UK. In addition, over 150 new homes have been established for zoning on a significant site in Leggart Brae in Aberdeen, with the planning application process expected to be completed by the end of 2024.

In addition, Comer Homes are in the final stages of the planning process to deliver a state-of-the-art David Lloyd health & wellness club at its flagship development Newland Park. Set within the 200-acre private gated grounds of the impressive development, the complex is scheduled to open in 2025 and will include a swimming pool, tennis courts and Racquets Club, multi-sports pitches, Padel courts and tennis courts with an inflatable dome. There will also be a five-star spa, bar, restaurant and relaxation terraces.

Currently, the first phase of new homes at Newland Park have been released to the market, with the 74 two and three-bedroom apartments showcased via a spectacular collection of recently launched show apartments. Prices range from £675,000 for a two-bedroom/two-bathroom with large ground floor terraces or balconies to £2 million for a spectacular two-three bedroom/three-bathroom duplex with spacious balconies and sizeable private roof gardens.

Other exciting projects that are set to progress in the planning pipeline this year, include Harefield Grove, which will see the conversion of a dilapidated Grade II Listed mansion house into a collection of luxury houses and apartments.

Two high-rise schemes in Southend and Luton are also expected to complete the planning process by Q3 2024, with construction planned to begin before the end of the year.
